Housing Starts data estimates how much new residential real estate construction occurred in the previous month. New construction means digging has begun. Adding rooms or renovating old ones does not count, the builder must be constructing a new home (can be on old foundation if re-building). Although the report offers up single family housing, 2-4 unit housing, and 5 unit and above housing data, single family housing is by far the most important as it accounts for 70-80% of total home building. Now seems like a good time… Day over day, on average, rebate is 11.9bps better vs. rate sheets issued yesterday (after AM reprices). The majority of pricing improvements were passed along in the lower note rates, specifically those securitized into 4.0 MBS coupons. Yay bull flattener. Right now two lenders are going in the opposite direction as the other three majors. Those two lenders are better on a week over week basis and have both made 4.25% more "do-able" for well-qualified consumers. Borrowing costs are generally 0.125 to 0.25% higher at the other three pigs. The October delivery FNCL 4.0 finished the session +05 at 102-16 and the October delivery FNCL 4.5 was bid +02 at 104-07. The September delivery "phantom" 3.50 MBS coupon went out +8/32 at 100-20. The secondary market current coupon is trading below 3.50% on the street but I've got it marked at 3.628% because I still focus my weighting on the 4.0 coupon.
